Krakow is one of the largest and most demanding academic markets in Poland. Every year, over a hundred thousand students of the Jagiellonian University, AGH University of Science and Technology, Cracow University of Technology and the University of Economics compete for the best rooms and apartments. The end of the holidays (August and September) is a period of real fever on the real estate market, when it is easy to make a decision under time pressure.

In a hurry and stress, it is easy to fall victim to scammers, sign an extremely unfavorable contract, or rent a room with hidden costs that will ruin your student budget. The most popular housing scams in Krakow – how not to lose money?

Scammers know very well that students (especially first-year students) are desperate and often look for a room at a distance. Here are the most common scam schemes that you need to watch out for on Facebook groups and classifieds portals (OLX, Otodom).

Fraud “on the owner from abroad”

The scenario is always similar: a beautiful, modernly furnished apartment, e.g. at Krowoderskich Zuchów Street or in Grzegórzki at a suspiciously low price. The owner claims that he lives in England, Germany or Norway and cannot show the premises in person.

  • Fraud Mechanism: It proposes to finalize the transaction through the alleged intermediary of Airbnb, Booking or the alleged DHL courier. The condition for sending the keys is to be the payment of a deposit via Western Union, MoneyGram or a transfer to the specified account (often abroad).
  • Safety Rule: Never deposit any money before inspecting the apartment in person and signing the contract. No legal brokerage requires a “blind” prepayment.

Paid viewing of apartments

Some pseudo-real estate agencies or private advertisers demand a fee for the mere possibility of viewing the premises under the pretext of “sifting out frivolous applicants” or “booking a date”.

4. Cracow University of Technology

  • Main Campus (Warszawska Street): It is best to look for accommodation in Kleparz, Prądnik Czerwony or Grzegórzki.

When you find an interesting ad and make an appointment, don’t make a decision based on emotions. Use the checklist below to check the condition of the venue.

  • Check the identity of the owner: Ask to show your ID card and the ownership deed of the apartment (or the number of the Land and Mortgage Register, which you can check online free of charge). If you are renting from a broker, ask for authorization from the landlord.
  • Test water pressure and temperature: Turn on the faucets in the bathroom and kitchen. Check how fast the hot water flies.
  • Verify the operation of household appliances: Make sure the refrigerator is cooling, the hob is working, and the washing machine is not leaking.
  • Check the windows for leaks: In Krakow, this is crucial due to heating costs and smog in the winter season.
  • Talk to current tenants: If there are other students already living in the apartment, ask them about the real costs of utilities in winter and whether the landlord does not cause privacy problems (e.g. whether he does not come unannounced).

In recent years, there have been massive offers of rooms in the so-called “housing kolkhoz” in Krakow. These are apartments (often 60-70 m²) in which the owners or specialized rental management companies have demolished the original walls and erected new ones, dividing the space into a maximum number of microscopic rooms (often 6-8 m²).

For a student, renting such a room is a ready-made recipe for a burdensome academic year. How to recognize such an apartment at the stage of browsing ads and viewing the apartment?

Plasterboard walls without soundproofing

The cheapest metal profiles and plasterboard are used to divide the rooms. If the investor has saved on mineral wool inside the frame, the wall has the acoustic properties of thick cardboard.

  • Visual inspection test: Knock on the wall separating the room from the neighboring one. If you hear a deaf, “blank” sound, it means that there is no isolation of any kind. You will hear whispers, snoring or the sound of a roommate’s keyboard from behind the wall.

Ratio of the number of tenants to sanitary infrastructure

The norm in Krakow’s “kolkhoz” is to have one bathroom (often combined with a toilet) for 5 or 6 single rooms.

  • Consequences: Daily paralysis in the morning (between 7:00 and 8:30) and in the evening.
  • The golden rule: A safe proportion is a maximum of 4 people for one full bathroom (shower/bath + toilet). If there are more tenants, there should be an additional, separate toilet in the apartment.

When looking for a room in Krakow, it is very difficult to avoid the offers of real estate agencies. While working with a licensed broker increases the security of your transactions, you should know your rights to avoid unfair practices.

The “presentation card” trap

Before entering the apartment, the agent very often asks you to sign the so-called presentation card of the apartment (often commonly referred to as “confirmation of address”).

  • What’s the catch? These documents sometimes contain hidden provisions obliging you to pay a commission (often very high, e.g. 100% of the rent + VAT) in the event that you decide to rent this apartment – even if you eventually agree with the landlord directly or through another intermediary.
  • How to behave? Read each document carefully before signing. If the presentation card contains provisions about contractual penalties or exclusivity per contact, request that these points be deleted. You only have the right to sign a document confirming your physical presence at the presentation, with no financial obligations at this stage.

Who pays the commission: the tenant or the landlord?

In Krakow, it has become a standard to pass on the costs of intermediation to the student. However, the law and good market practices are clear: if the office represents the owner (it was the owner who commissioned them to find a tenant), then the owner should pay their remuneration.

  • Note: Look for listings labeled “0% renter commission” or negotiate a half-and-half commission cost split with the landlord.

Natural wear and tear vs. damage – how to legally secure a deposit? (Article 675 of the Civil Code)

Conflicts regarding the return of the deposit after the end of the academic year are the most common problem for students in Krakow. Owners can deduct several hundred zlotys from the deposit for alleged damage, which is in fact normal wear and tear of the premises.

How to define “natural consumption”?

More and more often, Krakow contracts include a provision: “The tenant is obliged to return the room cleaned by a professional cleaning company under pain of deducting costs from the deposit (e.g. PLN 300)“.

  • Legality: Such a provision is permissible as long as you voluntarily sign a contract containing this clause. If you do not want to bear this cost, demand that the provision be changed to: “The tenant is obliged to return the room in a clean and tidy state (vacuumed and washed)“.

Deadline for returning the deposit

According to the Act on the Protection of Tenants’ Rights, the landlord has a maximum of 30 days from the date of emptying the premises to return the deposit.

  • Clause in the contract: Enter the exact date (e.g. 14 days) and the form of return (transfer to the indicated bank account) in the contract. Avoid returning the deposit “to your own hands” without a written receipt.

Network infrastructure and GSM signal in tenement houses – the trap of the lack of fiber optics

Krakow’s tenement houses, although beautiful and atmospheric, can be a technological open-air museum. Brick walls several tens of centimeters thick, ceilings with metal elements and the lack of modern cable infrastructure can effectively hinder learning and remote work.

The problem of thick walls and GSM coverage

Apartments in tenement houses (especially those with windows overlooking closed courtyards-wells, e.g. at Bracka, Floriańska or Starowiślna Streets) have a huge problem with mobile phone coverage.

  • Result: No possibility to talk freely on the phone without going to the window, frequent drop-off of calls and slow mobile internet (LTE/5G).

Cable infrastructure (Copper cables vs. fiber optics)

In many historic buildings in the center of Krakow, the conservator of monuments did not consent to the operation of overhead or surface-mounted fiber optic installations.

Rooms with windows overlooking the streets such as: Starowiślna, Dietla, Limanowskiego, Krakowska, Królewska, Karmelicka or the Grzegórzeckie/Mogilskie roundabout are exposed to the specific, low-noise noise of passing trams.

  • Operating hours: The first trams leave for the streets of Krakow around 4:30 a.m., and the last ones arrive at the depot after midnight.

The phenomenon of “squeaking” on curves of tracks

The most annoying thing is not the noise of the tram itself, but the squeak of metal wheels rubbing against the rails on the curves.

  • What to avoid: Avoid renting rooms whose windows overlook the sharp curves of the tracks (e.g. the intersection under the Bagatela Theatre, the turns at the Main Post Office, the Mogilskie roundabout or the Bronowice loop). Most student contracts are concluded for a fixed period of time (from 1 October to 31 July or 31 August).

  • Important rule: A fixed-term contract cannot be terminated without providing specific, important reasons precisely specified in the content of the contract itself.
  • What does this mean for you? The landlord cannot just give you a notice of termination with, for example, a one-month period, if there is no clear provision in the contract allowing you to take such a step in a strictly defined situation (e.g. arrears with rent for at least two payment periods). You are fully protected by law for the entire duration of the contract, as long as you meet your financial obligations.

Does the landlord have the right to come to the apartment in my absence?

No. By signing a lease agreement, you gain the right to own the premises (the so-called home peace). The provisions in the contract allowing the owner to “inspect at any time” are inconsistent with Polish law.

Is it profitable to rent a room in Nowa Huta?

Nowa Huta (especially the older part, around Central Square) offers one of the lowest rental prices in Krakow. It is green, safe and quiet, and the buildings have solid city heating. The main disadvantage is the travel time to the center or to Western universities (AGH, Jagiellonian University of Economics) – the journey by tram can take from 35 to 50 minutes. A walk-through room is a room that other members of the household must pass through to get to their bedroom, kitchen, or bathroom. Renting such a room is associated with a complete lack of privacy. Although they are usually much cheaper, everyday functioning in such a place can be very burdensome.

Is it legal to terminate a fixed-term lease agreement in Krakow?

A fixed-term contract (e.g. for an academic year – 10 months) may be terminated early only in cases expressly specified in this agreement (e.g. loss of student status, resignation from studies) or for important fortuitous reasons specified by law.
