Where to Live While Studying in the Tri-City? Neighborhood Comparison by SKM Commute

Where to Live While Studying in the Tri-City? Neighborhood Comparison by SKM Commute

The best locations for studying in the Tri-City are the districts located directly along the tracks of the Fast Urban Railway (SKM): Gdańsk Wrzeszcz and Aniołki are ideal for students of the Gdańsk University of Technology (Gdańsk University of Technology) and the Medical University of Gdańsk (MUG), while Przymorze, Zaspa and Oliwa guarantee a pedestrian or 5-minute drive to the Main Campus of the University of Gdańsk (UG). Gdynia (Redłowo, Grabówek) is a cheaper alternative with direct rail access.

  • SKM as the backbone of the agglomeration: Fast Urban Railway trains run every 6-10 minutes during peak hours and connect Gdańsk, Sopot and Gdynia faster than trams or buses.

  • Gdańsk Wrzeszcz & Angels: An absolute focus for students of Gdańsk University of Technology and MUG. Great gastronomic facilities, proximity to the SKM Wrzeszcz and SKM Politechnika stations.

  • Gdańsk Przymorze & Zaspa & Oliwa: The best choice for students of the University of Gdańsk (Gdańsk Przymorze-Uniwersytet station).

  • Gdynia (Grabówek / Chylonia): Budget option – rooms are cheaper by PLN 200-400 per month, and SKM travel to Wrzeszcz takes only 18-22 minutes.

  • The trap of “Rent until June”: Be careful with the announcements in Sopot and the coastal strip (Jelitkowo, Brzeźno) with the requirement to move out by June 30 due to the tourist season.

The Tri-City (Gdańsk, Sopot, Gdynia) has a linear urban layout. Unlike cities with a ring system (such as Krakow or Warsaw), all academic and business life takes place along one main communication route: the SKM Tri-City railway line.

The apartment located up to a 10-minute walk from the SKM station allows you to reach any faculty of the university in the Tri-City in less than 20-25 minutes. An apartment on the so-called “Upper Terrace” of Gdańsk (e.g. Chełm, Jasień, Ujeścisko, Lawendowe Wzgórze), despite the lower price, forces you to stand in traffic jams on Havel or Armii Krajowej Street and change from buses to trams, extending the commute to 50-70 minutes one way.

The best districts of Gdansk for students (PG, UG, MUG)

Gdańsk houses the three largest state universities in Pomerania. It is worth adapting the choice of district to the profile of your studies.

1. Gdańsk Wrzeszcz and Angels – the student capital of the Tri-City

Wrzeszcz (Upper and Lower) is the center of student life in Gdańsk. Located halfway between Gdańsk Główny and Gdynia, it offers everything: shopping centers (Galeria Bałtycka, Metropolia), dozens of pubs, cafes and the SKM/PKM/ZTM interchange.

  • For whom? Students of the Gdańsk University of Technology (a walk from Wrzeszcz to the Gdańsk University of Technology Campus takes 10-15 minutes) and MUG (SKM Gdańsk Politechnika station).

  • Communication: SKM Gdańsk Wrzeszcz station (trains run every few minutes), trams (2, 3, 5, 6, 9, 11, 12).

2. Gdańsk, the Littoral and Zaspa – the kingdom of proximity to the University of Gdańsk and the sea

Przymorze (Małe and Wielkie) and Zaspa are large housing estates (famous wave and skyscrapers) with excellent infrastructure.

  • For whom? Students of the University of Gdańsk. The main campus of the University of Gdańsk (Faculty of Law, Social Sciences, Chemistry, Biology, Mathematics) is located right next to the SKM Gdańsk Przymorze-Uniwersytet station. Many students walk to lectures in 10-15 minutes.

  • Advantage: The beach in Jelitkowo or Reagan Park from Przymorze can be reached on foot or by scooter in 15 minutes.

3. Gdańsk Oliwa – prestige and immediate vicinity of the UG Campus

Oliwa is a green, historic district bordering directly on the UG campus and the Tri-City Landscape Park. The prices of apartments are higher here, but the standard of living and the proximity of Oliwa Park are unbeatable.

Sopot – is it profitable to live in a resort? (Sopot Races, Kamienny Potok)

Sopot is mainly associated with tourism and party Monciak (Bohaterów Monte Cassino Street), but it is also an important academic point. The Faculty of Economics and the Faculty of Management of the University of Gdańsk are located in Sopot.

  • Close proximity to the Faculties of Economics and Management of the University of Gdańsk
  • Nightlife, proximity to the beach and the pier
  • Very high rental prices all year round
  • The trap of “short-term rental” – high risk of being required to vacate in June

If you are studying in Sopot, the most reasonable choice in terms of price is the area of SKM Sopot Wyścigi or SKM Sopot Kamienny Potok, where room prices are noticeably lower than in the center of Lower Sopot.

Gdynia for students – a cheap alternative with quick access to SKM

Gdynia is an excellent option for people looking for a higher standard of living at a lower price or studying at Gdynia universities (Gdynia Maritime University – UMG, Naval Academy – AMW, WSAiB).

1. Gdynia Redłowo and St. Maximilian’s Hill

Modern districts located close to the border with Sopot. They offer excellent SKM access to Gdańsk (access from the SKM Gdynia Redłowo station to the UG Campus in Przymorze takes only 12 minutes!).

2. Gdynia, Grabówek and Chylonia (Budget option)

Districts located north of Gdynia Główna.

  • Prices: Single rooms are cheaper here by PLN 200-400 per month compared to Gdańsk Wrzeszcz or Oliwa.

  • Access: With direct SKM trains, you can reach the Gdańsk University of Technology in 22 minutes without any changes.

Rental pitfalls in the Tri-City – “Rent until June” and winter fees

Renting an apartment in the Tri-City agglomeration differs from other academic cities in Poland due to the specificity of the seaside.

1. Catch: “Student rental from October to June”

Many advertisements in Gdańsk (Jelitkowo, Brzeźno, Przymorze) and Sopot contain a provision that the contract is valid only until June 30. The owners allocate these apartments for July and August for short-term rental for tourists (earning as much per month as from a student for 3 months).

  • The main disadvantage: If you plan to stay in the Tri-City for a holiday for casual work or have an internship, you have to look for a new place in June and move during the peak of the session!

2. Gulf Wind and District Heating Costs (GPEC)

Winters in the Tri-City can be windy. By renting a room in an old tenement house in Dolny Sopot or in Wrzeszcz with leaky windows and electric/gas heating, your bills can increase by PLN 400-600 per person in winter. By far the safest choice are blocks in Przymorze, Zaspa or Wrzeszcz connected to the municipal heating network (GPEC).

Organizing your student budget, billing for electricity, gas, water, GPEC heating with roommates, and controlling your schedule becomes a lot easier when you have the right tools. See how the comprehensive application for students Student360 works – it allows you to automatically write down meter readings in your apartment, fairly divide bills among all household members, count ECTS credits, track your schedule in casual work and store lecture notes on a 5 GB cloud drive.

How to move around the Tri-City without overpaying?

  • Buy a Semester / Monthly Ticket on SKM: This is a basic travel document. If you study and live along the tracks, a SKM ticket is more than enough.
  • FALA system and metropolitan tickets (MZKZG): If you need to combine SKM rides with ZTM Gdańsk trams or ZKM Gdynia trolleybuses, use MZKZG combined tickets or the FALA system.
  • MEVO City Bike: Tri-City has one of the best Mevo metropolitan bike systems in Poland (both traditional and electrically assisted bikes). It is a brilliant way to get from the SKM platform to the university or the beach.

Managing the budget, fees for the station and payments for the SKM ticket in the Tri-City can be difficult when you add expenses for student life. To control the costs and organization of studies without stress, use the Student360 student support application, which makes it easier to settle media in the dormitory, controls finances and takes care of order in your academic affairs.

PKM (Pomeranian Metropolitan Railway) line – How did cheaper Morena and Niedźwiednik gain instant access to PG and UG?

Many students looking for an apartment in Gdańsk limit themselves exclusively to the traditional SKM line. Meanwhile, for several years, the Pomeranian Metropolitan Railway (PKM) has played a key role in communication – a diesel-electric railway line connecting Wrzeszcz with districts located on the hills (the so-called Upper Terrace) and with the airport and Kashubia.

This opens up completely new opportunities to look for cheaper housing estates such as Morena (Piecki-Migowo), Niedźwiednik or Jasień.

Why is the PKM line a revolution for students?

Avoiding traffic jams on Słowackiego Street and Jaśkowa Dolina Street is crucial. A bus from Morena or Niedźwiednik to Wrzeszcz during rush hour (8:00–9:00 a.m.) can be stuck in traffic for 35–45 minutes. The PKM train covers the route from Gdańsk Niedźwiednik station to Gdańsk Strzyża (UG Campus) or Gdańsk Wrzeszcz (PG) station in exactly 6 to 8 minutes!

Micro-locations – Why is Wrzeszcz Górny not the same as Wrzeszcz Dolny?

When looking for a room in Wrzeszcz or Przymorze, you need to know that these large districts are divided into smaller sub-districts with completely different characteristics and travel time to the university.

[Wrzeszcz Górny (ul. Do Studzienki, Jaśkowa Dolina, Sobieskiego)]

  • Distance to Gdańsk Tech: 5–10 minutes ON FOOT!
  • Character: Quiet, lots of greenery, close to the University of Technology and the buildings of MUG at Dębinki.
  • Prices: Higher (demand from students of construction, IT and medicine).

[Wrzeszcz Dolny (ul. Hallera, Kościuszki, Chrobrego, Wajdeloty)]

  • Distance to SKM/PG: 15-25 minutes on foot or 8 minutes by tram.
  • Character: Atmospheric restored tenement houses, great cafes (area of Wajdeloty Street).
  • Prices: Noticeably lower per square meter than in Wrzeszcz Górny.

[Przymorze Małe (ul. Czerwony Dwór, Śląska – bliżej torów SKM)]

  • Distance to SKM: 3-7 minutes on foot.
  • Value: Top location for commuting to Sopot, Gdynia and Gdańsk Tech.

[Przymorze Wielkie (ul. Chłopska, Obrońców Wybrzeża – bliżej morza)]

  • Distance to SKM: 18-25 minutes walk (requires tram ride).
  • Advantage: Proximity to Reagan Park and the beach in Jelitków.

A car at university in the Tri-City – The trap of Paid Parking Zones (SPP)

Coming to study in Gdańsk, Sopot or Gdynia in your own car is a costly mistake in 90% of cases. University campuses and surrounding districts are fully covered by Paid Parking Zones (SPP).

Where can you park free of charge?

  • Around PG and MUG: Cał Wrzeszcz Górny, Aniołki and Suchanino are covered by paid parking from Monday to Friday from 9:00 a.m. to 5:00 p.m.

  • Around the UG campus (Oliwa/Przymorze): Entry to the UG Campus in Oliwa is limited by barriers (requires a student/employee pass), and the surrounding streets (Wita Stwosza, Bażyńskiego Streets) are charged.

  • Conclusion: Abandon the car at the family home. A Semester Ticket for SKM and trams costs a fraction of the monthly parking meter fees!

Which combined ticket to choose as a student?

If you have to mix means of transport (e.g. you take a bus from Chełm to Gdańsk Główny station, then SKM to Oliwa, and from there take a trolleybus in Gdynia):

  • Municipal Metropolitan Ticket (Gdańsk + Sopot + Gdynia): Entitles you to unlimited travel on all buses, trams and trolleybuses of ZTM Gdańsk, ZKM Gdynia and ZKM Sopot.

  • Full Metropolitan Ticket (Rail-Communal): It combines all buses, trams, trolleybuses AND all SKM, PKM and Polregio trains throughout the agglomeration. It’s absolute freedom of movement for a student!

Final Summary Selection Scheme for Student

The choice of a station in the Tri-City in the academic year 2026/2027 boils down to a simple rule:

  • Are you studying at Gdańsk University of Technology or MUG? Aim for Wrzeszcz Górny, Aniołki or look for a cheaper apartment at the PKM Niedźwiednik station.
  • Are you studying at UG? Choose Przymorze Małe, Zaspa or Oliwa – you will save hundreds of hours on commuting.
  • On a budget? Rent a room in Gdynia (Grabówek / Chylonia) right next to the SKM platform – you will get to Gdańsk faster than the residents of Gdańsk’s Upper Terrace standing in traffic jams!

Frequently asked questions about student apartments in Tri-City

1. How much does a room cost for a student in the Tri-City in 2026/2027?

The average total cost (rent + rent + utilities) for a single room of a good standard near the SKM station ranges from PLN 1400 to PLN 1800 per month in Gdańsk/Sopot and PLN 1100 – PLN 1400 in Gdynia.

2. Is it profitable to live on the so-called Upper Terrace of Gdańsk (Chełm, Jasień, Ujeścisko)?

Only if you have a very limited budget (rooms can be cheaper by 200-300 PLN). Remember, however, that there is no SKM railway there. Getting to the university requires changing buses to trams and standing in traffic jams during rush hours.

3. What is the difference between SKM and PKM?

SKM (Fast Urban Railway) runs on the main axis of the agglomeration (Gdańsk Główny, Sopot, Gdynia). PKM (Pomeranian Metropolitan Railway) connects Gdańsk Wrzeszcz with the airport in Rębiechowo, Kartuzy, Żuków and districts such as Jasień or Osowa.

4. Where is the best place to live while studying at the Medical University of Gdańsk (MUG)?

The best districts for MUG are Aniołki, Gdańsk, Wrzeszcz Dolny and Siedlce. The University Hospital (UCK) and medical faculties are located at Dębinki Street, right next to tram stops and the SKM Gdańsk Politechnika station.

5. How to avoid the contract “until 30 June”?

When browsing ads on OLX, Otodom or FB groups (“Apartments/Rooms Gdańsk”), clearly ask the owner in the first message: “Is the contract signed for a full 12 months, or only until the end of June?”. Choose ads with year-round contracts.

6. Is the deposit for an apartment in the Tri-City refundable?

Yes. The deposit paid when signing the contract is a security in case of damage or lack of fees. If you are giving away the room in an undeteriorated condition, the landlord is required to refund 100% of the deposit within 30 days of the expiration of the contract.
