Where can I find the cheapest apartments for a student in Gdańsk?

Where can I find the cheapest apartments for a student in Gdańsk?

Gdańsk is one of the most attractive cities to study in Poland, but also one of the most difficult real estate markets. The specificity of the Tri-City, consisting in the strong interpenetration of the academic and tourist sectors, means that finding a budget accommodation requires not only patience, but above all excellent knowledge of the city’s topography and market mechanisms. If your goal is to find the cheapest apartment for a student in Gdansk, you need to go beyond the usual patterns and look at the city through the eyes of an analyst, not a tourist.

High rental prices in districts directly adjacent to universities, such as Wrzeszcz or Oliwa, often force you to look for alternatives. But does “cheap” always mean “far”? Not necessarily. The key is to understand the network of connections between the Fast Urban Railway (SKM) and trams, which can bridge the distance between budget housing estates and the main campuses of the University of Gdańsk (UG), Gdańsk University of Technology (Gdańsk University of Technology) or the Medical University of Gdańsk (MUG).

The realities of the real estate market in Gdańsk – Why is it expensive?

Before you start looking through the ads, you need to understand what you are facing. Gdansk is a port and tourist city. The “Airbnb” effect is visible here in almost every neighborhood close to the sea or the center. Apartment owners often prefer to rent apartments to tourists for days during the summer, which drastically reduces the supply of apartments for long-term rental for students.

Another factor affecting prices is the presence of large business centers, such as Olivia Center or Alchemia. Corporate employees have larger budgets than students, which naturally raises the rates for renting apartments in Gdańsk. To find something cheap, you have to aim for areas that are not the “first choice” for a tourist or a corporate manager.

The cheapest districts of Gdansk for a student – Location ranking

So where to look so as not to overpay? Below you will find an analytical breakdown of the districts that offer the best price-quality ratio and commuting time to the university.

1. Orunia and Chełm – Budget choice with good access

Orunia Dolna has had a bad reputation for years, but today it is one of the most underrated locations for students looking for savings. Prices here are significantly lower than in Wrzeszcz, and public transport (buses and trams) allows you to reach the Main Railway Station in just 10-15 minutes.

  • Advantages: Very low rents, proximity to the center, quick access to MUG.
  • Cons: Older buildings, in some places worse lighting infrastructure.

Chełm, on the other hand, is a district from the “big slab”, which offers stable prices and excellent infrastructure. Thanks to the new tram lines, access to the heart of Gdańsk is instant. The cheapest rooms for students can be found here for 20-30% lower than in Przymorze.

2. Stacks and Rework – By the Sea, but Cheap

It would seem that a district with one of the most beautiful beaches in Poland will be expensive. However, Stogi is specific – they are far from the main axis of SKM, they rely only on trams. This makes Gdańsk University of Gdańsk Tech or UG students visit there less often, which keeps prices at a reasonable level.

  • For whom: For people who value nature and silence, studying in the humanities of the University of Gdańsk (good access to the Upland Gate).
  • Logistics: Tram lines 8 and 9 run frequently and take you directly to the center and Wrzeszcz.

3. Piecki-Migowo (Morena) and Ujeścisko – Bedrooms with potential

Morena is a modern district, but still cheaper than the coastal strip. Its great advantage is the Pomeranian Metropolitan Railway (PKM), which connects Morena directly with Wrzeszcz (a stop near the University of Technology).

Ujeścisko and Zakonczyn, on the other hand, are areas for people with a very limited budget. The standard of apartments here is usually high (new construction), and the prices of “severance” are lower, because you have to take into account a longer bus ride to the tram terminus.

4. Nowy Port – Harsh climate, lowest prices

It is a district for the brave, but it offers probably the cheapest apartments for a student in Gdańsk. The revitalization of Nowy Port is progressing, and the district is gaining popularity among artists and people looking for authenticity.

  • Advantages: Extremely low rental costs, unique port climate, proximity to the stadium and trade fair grounds.
  • Cons: Distance from the main UG campus (requires transfers).

Savings Strategies: How to Pay Less for Rent?

Finding a cheap neighborhood is only half the battle. To realistically reduce costs, you need to use the right search strategy.

Room or apartment?

Renting an independent studio apartment in Gdańsk is an expense of PLN 2500-3500 with fees. If your priority is to save money, the only way is a single room in Gdansk in a shared apartment. Room prices range from PLN 1200 (peripheral districts) to PLN 1800 (center, Wrzeszcz).

An even cheaper option is “doubles”, i.e. double rooms. Although the comfort is lower, the cost per person can drop even below PLN 900. This is a perfect solution for couples or close friends.

Time matters: Winter vs summer contract

There is a specific rental cycle in Gdańsk. The biggest jump in prices occurs in August and September. If you have the opportunity, look for an apartment in February or March. Many people drop out of college after the first semester, which frees up places at attractive prices.

Also, remember to negotiate the length of the contract. Owners in Gdańsk often want contracts only until June, in order to make money on tourists in July and August. If you sign a contract for 12 months, you can get a lower monthly rate, guaranteeing the owner stability during the off-season.

Dormitories or the private market? Cost comparison

For first-year students, the safest financial haven is student dormitories. UG, PG or MUG dormitories offer rates that the private market will never beat.

  • Dormitory: Prices for a place in a dormitory room start from approx. PLN 500-700. The standard can vary, but the proximity of the university and the lack of additional electricity or internet bills mean huge savings.
  • Private market: The cheapest room costs at least 1100-1300 PLN. The difference of PLN 600 per month is PLN 5400 savings per academic year – an amount that can cover the costs of food for several months.

However, it is worth knowing that the number of places in dormitories is limited and priority is given to people in a more difficult financial situation and those living furthest from Gdańsk.

Hidden costs of cheap apartments

When choosing the cheapest apartment for a student in Gdansk, you need to factor in the cost of commuting. An apartment in Pruszcz Gdański or Tczew may be PLN 400 cheaper, but a monthly ticket for Polregio trains and public transport will absorb a large part of this difference.

The golden rule: Search for an apartment along the SKM (Fast Urban Railway) line. Even if the accommodation is in Gdynia Chylonia or Rumia, getting to Oliwa (UG) or Wrzeszcz (PG) by SKM is faster and more predictable than taking a bus from distant districts of Gdańsk. A semester ticket is your biggest investment in mobility – it makes the “cheap district” fully functional.

What to watch out for when looking for an apartment?

Cheap offers often hide pitfalls. As an expert on the local market, I warn you of several phenomena:

  1. Electric heating: Many old tenement houses in Nowy Port or Orunia have old heating systems. The low price of the severance fee can be offset by electricity bills in winter of PLN 1000 per month. Always ask about the type of heating (municipal heating is the safest financially).
  2. Rent to the community: Often the ads give only the “severance fee” (e.g. PLN 1500). In addition, there is administrative rent (600-900 PLN) and utilities. Always add all the components.
  3. Location “close to the center”: In Gdańsk advertisements, this is a relative term. Check the distance from the nearest tram stop or SKM on the map. “Close to the center” can mean a 20-minute walk through unlit areas.

How to look for an apartment effectively?

  • Set alerts on OLX and Facebook Marketplace: The best and cheapest deals disappear within 15-30 minutes of publication.
  • Search on student groups: Groups such as “Flats for students Tricity” are places where students are looking for successors to take their place. You can take over a room there at an old, lower price.
  • Prepare a “tenant’s CV”: It sounds strange, but in Gdańsk it is the landlord who chooses the tenant. Write briefly about yourself: what do you study, that you don’t smoke and that you are a person who cares about order. This increases your chances with high competition for a cheap apartment.
  • Check the range of MEVO: If you live in a district a little away from the tram, the MEVO city bike can be your salvation in getting to the SKM stop quickly.
  • Verify meter fees: Ask the owner to show the bills from the previous heating season. This is the only way to reliably assess the cost of living.

Frequently asked questions about renting in Gdansk

What is the cheapest district in Gdansk for a student at the moment?

Statistically, the lowest rental prices remain in Nowy Port and Orunia Dolna. This is due to the fact that these districts are not directly connected by the SKM line, which is a key factor for most tenants in the Tri-City. You can find rooms there at prices 200-400 PLN lower than in Przymorze or Zaspa. However, you should remember to add time for commuting and check the heating standard in old tenement houses, which dominate in these areas. Another option is the peripheral housing estates of Gdańska Południe, such as Łostowice or Świętokrzyska, where newer construction offers a high standard, but requires patience in using buses commuting to the Łostowice-Świętokrzyska tram terminus.

How much is the cheapest room in Gdansk?

In the current market reality (2026/2027 season), it is extremely difficult to find a single room under PLN 1300 (plus utilities). The cheapest offers oscillate around PLN 1300-1400 per room in districts such as Stogi, Chełm or Morena. If your budget is smaller, the only solution is a double room, where the cost per person can drop to 850-1000 PLN. It is worth remembering that the price of the “severance” fee should always be supplemented with utility fees (electricity, water, internet), which usually range from PLN 200 to PLN 400 per month per person, depending on the season and the standard of the building.

Is it better to live in Gdańsk or commute from nearby towns?

It depends on your tolerance for the time you spend on the road. Towns such as Pruszcz Gdański, Tczew or Wejherowo offer much cheaper apartments, often of a higher standard than Gdańsk tenement houses. Thanks to the metropolitan card and SKM/Polregio trains, it takes only 10-15 minutes to get from Pruszcz to Gdańsk Główny, which is better than access from many Gdańsk districts (e.g. from Ujeścisko). If you study close to a railway station (e.g. Gdańsk University of Technology in Wrzeszcz or UG in Oliwa), commuting from outside Gdańsk may be the most rational economic choice, allowing you to save up to PLN 500-700 per month on the rental itself.

Is it profitable to rent an apartment in Gdańsk through an agency?

For a student looking for the cheapest option, a real estate agency is usually an unnecessary expense. The commission for an agent is usually the equivalent of one month’s rent, which in the case of a cheap apartment means an expense of PLN 2000-2500 to start. It is best to look for direct offers on portals such as OLX or Facebook groups. Agencies can only be helpful when you are looking for an apartment in advance while still in another city and you need someone who will professionally verify the legal status of the apartment, but in the budget segment, most offers still come from private individuals.

What are the hidden costs of renting an apartment in Gdansk?

The biggest pitfall is heating costs, especially in old buildings powered by tiled stoves with electric heaters or old gas boilers. Another cost is internet and TV fees, which are not always included in the price. In Gdańsk, it is also worth checking the paid parking zones – if you have a car, parking in front of your house in Wrzeszcz or Oliwa may cost an additional few hundred zlotys per month or require you to obtain a resident card, which is only possible at check-in. Do not forget about the deposit, which is usually the equivalent of one rent, but in the case of apartments of a higher standard, it can be twice this amount.

Is renting a room in Sopot profitable for a student in Gdańsk?

Sopot is the most expensive city in Poland in terms of real estate prices, so looking for savings there is fundamentally wrong. The only exception is the apartments in the so-called Sopot Brodwino or Sopot Kamienny Potok, which have the character of a bedroom made of a “big slab” and are sometimes similar in price to Gdańsk’s Zaspa or Przymorze. The advantage of Sopot is excellent SKM communication, but in 95% of cases Gdansk will offer you a wider selection of cheaper apartments. Sopot is worth considering only if you study at the Faculty of Economics or Management of the University of Gdańsk, which are located in this city, which will allow you to save on the cost of monthly tickets.

Is it worth renting an apartment in Gdańsk only for an academic year (10 months)?

Many offers in Gdańsk are designed especially for students and end on June 30. This is beneficial for people who return to their family home for holidays – they do not have to pay for July and August, when they are not in the Tri-City anyway. In this way, you save the amount of two full rents, which is a huge sum in the student budget. The downside is the need to look for accommodation again in September, when prices are the highest. If you plan to stay in Gdansk permanently and work during the holidays, look for a 12-month contract – this will avoid an annual stressful move during the peak tourist season.

Where to look for the end?

Looking for the cheapest apartment for a student in Gdańsk is the art of compromise between price and travel time. If your priority is pure profit:

  1. Aim for dorms – this is always the cheapest option.
  2. Check out Orunia Dolna or Nowy Port if you are not afraid of tenement houses and a slightly harsher climate.
  3. Consider commuting from Pruszcz Gdański or Tczew – it’s a financial “game changer”.
  4. Look for double rooms – this is the easiest way to cut costs in half.

Gdansk is a city of opportunities, and the real estate market, although difficult, is beatable if you arm yourself with knowledge and speed of action. Don’t be afraid to ask about the technical details of the apartment and always verify the heating costs. Your student adventure in the Tri-City tastes much better when you have more funds left in your wallet to enjoy the charms of this extraordinary region.
