The choice of a district in Poznań directly affects the daily budget and the time spent in public transport. Poznań’s tram network is based on key junctions: Kaponiera Roundabout, Theatre Bridge and Rataje Roundabout, which determine the efficiency of movement around the city.

Students looking for an apartment divide Poznań into two zones: the north connected by the Poznań Fast Tram (PST) and the central-southern districts. Moving to the capital of Wielkopolska requires understanding that the distance in kilometers does not always translate into driving time. A tram running on a separate track will cover the route twice as fast as a bus standing in a traffic jam on Lechicka or Bukowska Streets.

1. Piątkowo: The Kingdom of Adam Mickiewicz University and the Poznań Fast Tram

Piątkowo is a residential facility for students of Adam Mickiewicz University, offering direct proximity to the Morasko Campus and an instant connection to the center thanks to the PST route.

Most of the buildings are blocks of flats in the Chrobry, Batory, Sobieski, Jagiełło and Wieczorek housing estates. Between the blocks there are green areas, retail and service outlets and discount stores.

The district is bustling with student life from October to June. Outside the academic period, the housing estates are clearly empty.

Getting there and getting there in Piątków

PST tram lines (m.in. 12, 14, 15, 16) run every few minutes during rush hours. It takes about 12 minutes to get from the Sobieskiego loop to the Most Teatralny stop. Passengers avoid traffic jams, passing through a collision-free route over Przepadek and Libelta streets.

  • Single room: 1,100 – 1,400 PLN + service charges (approx. 250–350 PLN).

  • Studio: PLN 2,100 – 2,500 + rent to the cooperative (approx. PLN 450–600).

  • 2-room apartment: 2,800 – 3,400 PLN + rent (approx. 650–850 PLN).

Resident’s note: When choosing an apartment in Batorego or Sobieskiego, check the exact distance to the PST stop. Walking from the end of the estate to the tram station can take up to 15 minutes, which eliminates the advantage of quick access to the center.

2. Jeżyce: The gastronomic heart of Poznań and the base for UMP and UP

Jeżyce combines historical buildings with a gastronomic area, being a destination for students of the Medical University and the University of Life Sciences.

The district stretches from Roosevelta Street in the east to Żeromskiego Street in the west. The heart of Jeżyce remains the Jeżycki Market Square and Kościelna, Dąbrowskiego and Kraszewskiego Streets. Old tenement houses are gradually being renovated here, and a modern developer is entering the vacant plots.

People living in Jeżyce appreciate the possibility of doing most things on foot. Within a radius of several hundred meters there are bakeries, original cafes, a bistro and a market.

Getting there and getting there in Jeżyce

The main transport axis is Dąbrowskiego Street, along which trams run towards Kaponiera and Ogrody. It takes 5 to 12 minutes to get to the UMP departments at Przybyszewskiego or Rokietnicka Streets. The University of Life Sciences at Wojska Polskiego Street is accessible directly by buses running from Żeromskiego Street or on foot through Sołacki Park.

  • 1-person room in a tenement house: 1 300 – 1 700 PLN + utilities (gas/electricity).

  • Studio apartment (new construction / after renovation): 2 400 – 3 000 PLN + rent (approx. 400 – 550 PLN).

  • 2-room apartment: 3,200 – 4,200 PLN + rent (approx. 550–750 PLN).

Resident’s attention: Beware of gas or electric heating in unrenovated tenement houses in Jeżyce. Electricity and gas bills from November to March can increase the actual cost of renting a room by PLN 400-600 per month. Look for apartments connected to the municipal heating network (the so-called heat exchange).

3. Wilda: A balanced alternative to UEP and the Poznań University of Technology

Wilda has undergone a transformation from an industrial district into an attractive point on the residential map of Poznań, offering proximity to the center and universities located on the right bank of the Warta River.

Next to the traditional tenement houses at 28 Listopada 1956 and Wildecka Streets, housing estates have sprung up at Rolna, Hetmańska and Niedziałkowskiego Streets. Wilda borders directly with the Old Brewery and the John Paul II Park (Łęgi Dębieckie).

The district attracts students of the University of Economics and the Poznań University of Technology due to the convenient layout of tram routes connecting it with the Piotrowo Campus.

Getting there and getting there

From the Wildecki Market Square, trams reach the AWF Junction and the Rataje Roundabout in less than 10 minutes. Królowej Jadwigi Street provides a quick connection to the Rocha Bridge, from where you can walk to the faculties of the University of Technology. The Poznań Główny station is within a 15-minute walk from the northern part of Wilda.

Łazarz offers cheaper tenement houses, while Grunwald offers quieter housing estates (Świt Street, Grochowska Street). The best choice for students of the Medical University (hospital at Przybyszewskiego Street) and Adam Mickiewicz University faculties located at Szamarzewskiego Street.

Rataje, Chartowo and Żegrze

A habitat of a large slab with excellent access to the Poznań University of Technology (Piotrowo Campus) and the Faculty of Rus of the UEP. Tram lines passing through Rondo Rataje and Rondo Żegrze provide fast connections to the city center. The proximity of Lake Malta is an additional recreational advantage.

Naramowice

A fast-growing northern district. Thanks to the new tram route, you can easily get to the Wilczak loop and further to the center. Naramowice is a good option for AMU Morasko students looking for newer construction at a lower price than in Piątków, although access requires transfers or using bus transport.

LEGAL AND FINANCIAL CHECKLIST: BEFORE YOU SIGN A LEASE AGREEMENT IN POZNAŃ

Moving to college requires a thorough review of the lease agreement, accompanying fees, and local legal conditions.

  • Separate the concepts of rent: Make sure that the amount in the advertisement is a lease fee for the landlord (rent) or that it already includes administrative rent to the cooperative/community. The administrative rent includes advances for water, garbage and heating.

  • Check the form of heating: Urban (with Veolia Poznań / cieplik) provides fixed costs throughout the year. Gas or electric heating generates high cost spikes in the winter season.

  • Verify the Paid Parking Zone (SPP): The zone includes the Old Town, Jeżyce, Wilda, Łazarz and part of the city centre. If you own a car, without a temporary registration and a resident card, you will pay several dozen zlotys a day for parking.

  • PEKA Card (Poznań Electronic Agglomeration Card): Make a personal card before the academic year. Choose a Semester Ticket for 120 or 150 days. Remember that the student allowance is valid until the age of 26 with a valid ELS card.

Jan III Sobieski Estate

The last station of the PST route (end loop). It is dominated by 5- and 11-storey blocks of flats from the 80s of the twentieth century.

  • Advantage: The best access to communication. Leaving the block, you enter directly onto the PST platform.

  • Disadvantage: High pedestrian traffic in the area of the tram-bus terminus and higher noise levels.

Bolesław the Brave and Bolesław the Bold Estate

Centrally located locations, within reach of the Szymanowski PST station.

  • For whom: Students who value the balance between getting to the Morasko Campus (10 min walk) and getting to the center (8 min PST).

Stefan Batory Estate

The estate is directly adjacent to the Żurawiniec reserve and the academic buildings of the Morasko Campus.

  • Specifics: It is divided into the old part (large slab) and the new part (low brick buildings and new technology from the turn of the century).

  • Tenant profile: Students of the Faculty of Mathematics and Computer Science, Physics, Chemistry and Biology of Adam Mickiewicz University dominate. Most faculties are a 5-12 minute walk away.

JEŻYCE: STREET QUARTERS AND DIVISION INTO “OLD” AND “NEW” JEŻYCE

Jeżyce is an area with a radius of about 1.5 km, where loud and party zones and quiet corners close to parks coexist.

Kwartal Kościelna / Poznańska / Wąska (Nowe Jeżyce)

The area of former industrial plants (m.in. Goplana), transformed into modern housing estates.

  • Standard: Developer after 2018. Wine bars, restaurants, underground garage halls.

  • Prices: The highest in Jeżyce. The rent of a studio apartment here often exceeds PLN 2,700 plus fees.

  • Profile: Wealthier students, PhD students, young specialists from the IT/BPO sector.
