Tip: Request access to this document. If the landlord does not have it, he faces a fine, and you have an argument to reduce the rent by PLN 100-200 per month, arguing that the expected costs of heating in the winter season are high.

Professional Sublease: Operators vs. Private owners

  • Niepolda Passage and Ruska Street: Renting a room within a radius of 200 meters from Niepolda is a guarantee of bass in the walls until 4 am every Wednesday, Friday and Saturday. No PVC windows will dampen this.
  • Embankment (Bogusławskiego Street): An iconic place for beer, but the rooms on the Embankment are the smells of the kitchen and the noise until late at night.
  • Safety on the “Triangle”: Although Przedmieście Oławskie is gentrifying, in 2026 you should still avoid ground floors with windows directly facing the street if they do not have solid anti-burglary blinds.

Can the landlord terminate my contract from month to month for no reason?

No. According to Polish law (and the realities of 2026), if the contract is concluded for a definite period of time (e.g. an academic year), it can only be terminated in situations precisely specified in the contract or law (e.g. destruction of property, delay in rent). If your contract says “either party may terminate the contract with one month’s notice without giving any reason”, it is legally ineffective in the case of term contracts. Require you to write in specific reasons for termination so that you are not left homeless during the September campaign or winter session.

What is an “occasional lease” and why do I have to go to a notary in Wroclaw?

It’s a fuse for the owner. It requires you to make a statement in the form of a notarial deed, in which you submit to enforcement and indicate the premises to which you will move after the termination of the contract. In Wrocław in 2026, about 70% of offers are occasional rentals. The cost of a notary (approx. PLN 400-600) is usually covered by the owner, but it is worth clarifying. Without this document, the landlord is afraid of “wild tenants” who cannot be evicted. If you don’t have a family in Poland that will lend you a replacement address, you will have a problem with renting a modern room.

Do I have to pay to repair a broken washing machine or refrigerator in my room?

It depends on the record. The Act on the Protection of Tenants’ Rights says that minor repairs are borne by the tenant, but “maintaining the premises in a usable condition” belongs to the owner. There must be a clear division in the contract: you are responsible for the light bulbs, the pipes in the sink and taking care of cleanliness, but if a programmer sits in a 10-year-old washing machine in an apartment in Huby, the cost of repair is borne by the landlord. Never agree to the provision “all repair costs are borne by the tenant”.

How much does it really cost to maintain a room in Wroclaw with an Urbancard?

In 2026, a semester ticket for two lines (e.g. your route from Biskupina to the University of Wrocław) costs about PLN 300-350, and for all lines about PLN 500-600. Add to that the rent (approx. 2000 PLN) and utilities (400 PLN). In total, you must have secured a minimum of PLN 2800 per month for “housing and communication” fees alone. Often, the offer “Room for 1200 PLN” turns out to cost 2200 PLN, because 1000 PLN is “just rent to the manager”. Always ask about the total monthly cost.

How to settle gas heating in old tenement houses in Trójkąt?

This is the biggest financial trap. Tenement houses in Wrocław have high ceilings (often over 3 meters). Heating such a room with a gas stove in December and January costs about PLN 500-800 per person. Demand to show invoices from last winter. If the owner says “we will settle after the season”, let it go – in March you can get a subsidy of PLN 3000, which your rector’s scholarship will not bear.

How to check if the room in Wittigalia will not be too loud?

The apartment at Wittigów (Teki) itself has its rights. If you value peace, avoid ground floors and first floors in buildings directly adjacent to the green areas at WUT dormitories. In May and June, during the juvenalia, student life moves under your windows. Check the tightness of the windows (especially in older blocks) during the inspection – Wrocław’s “T15” and “T17” are legends, but the acoustics there are non-existent.

Where to look for legal assistance in Wrocław when the owner does not want to give the deposit?

Go to the Student Legal Clinic operating at the Faculty of Law, Administration and Economics of the University of Wrocław  (Więzienna Street). Older students help there for free in the construction of pre-trial letters. You can also report the matter to the Consumer Ombudsman at the Wrocław City Hall at Nowy Targ Square. Remember to keep all correspondence with the owner on Messenger or email.
