Best Student Neighborhoods in Wrocław: Ranking for Students
The choice of the best housing estate to live in Wrocław depends directly on the location of your university, with the optimal choices for students of WUT, UPWr and faculties of the University of Wrocław the optimal choices are Grunwaldzki Square, Ołbin and Wielka Wyspa (Biskupin, Sępolno), while WUEB and UMw students should look for apartments in Huby, Gaj or Borek estate. The basis for efficient movement around the city is the proximity of tram lines (mainly the Legnicka, Grabiszyńska, Hubska and the route to Grunwald), which allow you to avoid the daily traffic jams paralyzing peripheral housing estates, such as Jagodno or Psie Pole. This ranking analyses rental costs, transport accessibility of MPK and the retail and service infrastructure of Wrocław housing estates in the 2026/2027 season.
Ranking criteria – how did we evaluate Wrocław’s housing estates for students?
To make the ranking as useful and objective as possible, we evaluated each Wrocław housing estate on a scale of 1-10 based on three key criteria:
- MPK communication (Avoiding traffic jams): We gave priority to housing estates with direct, separate tram tracks. Buses moving in general traffic (e.g. on the congested Zwyciewska or Bardzka Streets) drastically lowered their rating.
- Costs of renting a room/apartment: We have analysed the average rates of transfer and service charges in the 2026/2027 season for a single room.
- Infrastructure and student climate: Availability of cheap shops (Biedronka, Lidl), eateries, parks and proximity to social gathering places (e.g. Słodowa Island, railway embankment at Bogusławskiego Street).

1st place: Grunwaldzki Square and Ołbin – the heart of a Wrocław student
It is the undisputed winner of the ranking for everyone who studies at the Wrocław University of Technology, the University of Life Sciences or at the faculties of science of the University of Wrocław (Institutes of Computer Science, Mathematics and Chemistry at Joliot-Curie Street).
- Communication advantages: Reagana Roundabout is the largest student interchange in Wrocław. Tram lines 1, 2, 4, 10, 16, 19 or 33 run from here to every corner of the city every few minutes. Most lectures can be reached on foot in a maximum of 10-15 minutes.
- Daily life: The proximity of the Grunwald Passage, dozens of photocopiers, bakeries, cheap Asian bars and the iconic Wittigowo academic estate (the famous “Teki”). Students spend their free time on the Wyspiański Coast or on the nearby Słodowa Island.
- Prices and standard: Ołbin is dominated by historical tenement houses. The rooms are spacious, but it is imperative to check the type of heating before signing the contract. Gas heating or old tiled stoves in winter can double operating costs. On Grunwaldzki Square itself, prices are high, but the standard of apartments in blocks of flats made of large slabs (e.g. the popular “Manhattan”) is stable, and the heating comes from the municipal network.
Place 2: Huby and Gaj – a basin of economists and medics
The location is ideal for students of the University of Economics (the main campus at Komandorska Street) and the Medical University (clinical hospital and faculties at Borowska Street).
- Communication advantages: Huby is well connected thanks to tram lines running along Hubska and Bardzka streets (lines 9, 18, 21). The University of Economics and Business can be reached from here in just 5-10 minutes on foot or by tram. Medical students will get to Borowska directly by buses 110, 145 or 146. In addition, the proximity of the Main Railway Station makes it easier to return to family homes on weekends.
- Daily life: Gaj is a modern housing estate with full commercial infrastructure (Gaj Shopping Center, proximity to the Wroclavia shopping center). Here you will find numerous gyms, the Wrocław Water Park and cross-country trails around Anders Hill.
- Prices and standard: Newer construction from the 90s and modern apartment buildings from the secondary market prevail here. The standard of the rooms is high, and the risk of problems with gas or plumbing is minimal. Rental prices are stable, although slightly higher than in the outskirts.
3rd place: Szczepin and Przedmieście Świdnickie – a stone’s throw from the Market Square and the University of Wrocław
An excellent choice for students of the University of Wrocław, especially faculties located around University Square (Law, Administration, Philology) and in the vicinity of Koszarowa Street (direct access).
- Communication advantages: The main axis of Szczepin is Legnicka Street – the best communicated street in Wrocław. Trams run here on a separate track every 2-3 minutes, which guarantees access to the very center (Jana Pawła II Square / Market Square) in less than 5-7 minutes. The launched tram line through Długa Street (lines 18 and 19) provides instant access directly to Grunwaldzki Square.
- Daily life: Living here, you have at your fingertips the entire entertainment infrastructure of the Wrocław Market Square, cinemas, theaters and iconic restaurants under the railway embankment at Bogusławskiego Street. For shopping, you can go to Magnolia Park or numerous discount stores.
- Prices and standard: Szczepin is largely blocks of flats surrounded by greenery. The apartments are very warm (cheap city heating) and the single rooms have very adjustable layouts. Rental prices remain at the average level of Wrocław.
Place 4: The Great Island (Biskupin, Sępolno) – a green oasis of peace
A proposal for students who value silence, contact with nature and an active lifestyle (very close to the sports facilities of the University of Physical Education in Wrocław and the faculties of veterinary medicine of the University of Wrocław).
- Communication advantages: The tram terminus in Biskupin serves lines 1, 2, 4, 10. Trams run without collision over the Zwierzyniec Bridge directly to the Reagan roundabout. It takes about 10-12 minutes to get there.
- Daily life: The Great Island is the greenest part of Wrocław. Szczytnicki Park, the Centennial Hall, the Pergola and the embankments on the Oder River are ideal spaces for running, cycling and barbecuing.
- Prices and standard: It is dominated by single-family houses, villas and low-rise pre-war buildings. Rooms are often rented in larger multi-family houses, which is conducive to integration, but can give rise to conflicts over order. Prices are moderately high, and the availability of smaller, independent two-room apartments is severely limited.
High-risk housing estates – where should students in Wrocław avoid renting?
Some Wrocław housing estates, although tempting with low rental prices and modern construction, can turn student life into a transport nightmare.
- Strawberry: Despite the dynamic development and launch of the bus lane on Bardzka Street, it often takes over an hour to get to Grunwaldzki Square in the morning (7:30 – 9:00). The lack of a direct tram connection forces you to make burdensome changes at the Main Station.
- Psie Pole (Zawidawie): The estate is located far in the northeast of the city. Buses of lines 131, 141 or D regularly get stuck in huge traffic jams on Sobieskiego Avenue and in the area of the Korona shopping center. Getting to the University of Technology is a minimum of 45-50 minutes of stressful travel.
- Ołtaszyn and Wojszyce: Zwyciewska and Ołtaszyńska streets are officially recognized as one of the most congested arteries in Poland. The lack of separate rail transport means that students living in this area spend valuable hours on MPK buses, which they could spend on studying or sleeping.

Practical checklist before signing a lease agreement in Wroclaw
Before you decide on a specific location, follow these three steps:
- Verify your travel time during peak hours: Do not be suggested by the owner’s declaration “10 minutes to the center”. Go to the Jakdojade app or Google Maps and check the route from your apartment to your university on a weekday (e.g. Tuesday) at exactly 7:45 a.m.
- Check the heating source: In Ołbin and Nadodrze, ask the owner about the heating system. The cheapest and most maintenance-free is city heating (Fortum). Avoid electric heating and old gas stoves, which drastically increase bills in the winter season.
- Evaluate the trading infrastructure: Check the presence of discount stores (Lidl, Biedronka) and service outlets within a radius of 500 meters from the building. Shopping in small neighborhood stores every day significantly increases the cost of living.
Polinka’s secret – how Przedmieście Oławskie becomes the secret bedroom of the Wrocław University of Technology
Przedmieście Oławskie (often called the “Triangle” by the inhabitants of Wrocław) enjoyed a bad reputation for years. Today, it is a dynamically developing housing estate, which for the students of the Wrocław University of Technology (WUT) has one unique advantage: Polinka, i.e. a student cable car on the Oder River.
- Logistic shortcut: The WUT geocenter and the main campus at Wybrzeże Wyspiańskiego are separated by a river. The pedestrian path from Na Grobli Street to Grunwaldzki Square over the Grunwaldzki Bridge takes about 20-25 minutes. Polinka covers this distance in less than 2 minutes.
- Cheap rental with easy access: The prices of apartments in Przedmieście Oławskie (especially in the area of Szyna, Walońska or Na Grobli streets) are often 15-20% lower than in Grunwald itself. Many students rent rooms there and get to classes by passing by the Polinka River on the basis of a student ID card (WUT students have free or extremely cheap rides within the semester limits). This allows you to drastically reduce rental costs, while maintaining the commute time at the level of students living on the prestigious Grunwaldzki Square.
Expensive physics of tenement houses in Ołbin – ceiling height and heating bills
Tenement houses in Ołbin and Nadodrze delight with their space, but they hide a physical trap about which the owners of the apartments are silent. It is the height of the rooms, which in old buildings often exceeds 3.20 – 3.60 meters.
- Volume to be heated: A room of 12 m² in a block of flats (height 2.50 m) has a volume of 30 m³. The same room in a tenement house (height 3.50 m) already has 42 m³ of air to heat – i.e. 40% more volume. Warm air, according to the laws of physics, rises upwards, which makes it still cold at the floor, and you pay for heating the empty space under the ceiling.
- Look for suspended ceilings: Before signing a contract in a tenement house, make sure that a suspended ceiling is installed in the room (lowering the height of the room to the standard 2.50 – 2.70 m). If the ceiling is at its original height and the heating is electric or gas – electricity/gas bills in the winter months (November-March) may exceed the cost of the room fee.
Biskupin’s logistics trap
The Great Island (Biskupin, Sępolno) is considered one of the most prestigious and green housing estates in Wrocław. Students are happy to rent rooms here due to the proximity of the Oder River and parks. However, there is a huge, everyday logistical problem here: the lack of large food discounters.
- The monopoly of small shops: There is not a single large Lidl or Kaufland in Biskupin, and the Biedronka chain has a very limited representation here. Students are doomed to shop in expensive, local neighborhood stores, the Wrocław chain “Społem” (e.g. at Olszewskiego Street) or the ubiquitous Żabki.
- Hidden costs: Doing everyday grocery shopping in small shops increases the monthly cost of living of a student by about PLN 150-250 compared to people living in Gaj or Szczepin, where discounters are everywhere. An alternative is the cumbersome transport of heavy shopping nets by tram lines 2, 4 or 10 from Biedronka located in the Grunwaldzki Passage.
How Wrocław night buses verify the location of an apartment
When choosing a housing estate to live in, students rarely analyze the map of MPK Wrocław night connections, focusing only on commuting to morning lectures. The collision with reality takes place after the first party in the Niepolda Passage, clubs in the Market Square or on the Oder River.
- All roads lead through the Main Railway Station: Wrocław has a well-organized network of night buses (lines in the range 240-259), but all of them meet at full hours (and at half past every hour) at the stops at the Main Railway Station.
- Difference between Grove and Dog Field: If you live in Huby or Gaj, after the party in the center, you can return on foot (20 minutes walk from the Market Square) or take bus line 245, which will take you to your home in 7 minutes. If, on the other hand, you are renting a room in Psie Pole (line 241/251) or Leśnica (line 243/253), you will have a long, hour-long journey on a night bus that takes a circular route and stops at each stop. Waiting for a change at the Main Station at temperatures close to zero drastically reduces the comfort of life.
FAQ section – Where to live in Wroclaw as a student
Which housing estate in Wrocław is the safest for students?
The safest and most peaceful student housing estates include Biskupin, Sępolno and Gaj. They are characterized by low crime, good street lighting and a large number of families with children and older students. The old, bad fame of Nadodrze or Przedmieście Oławskie (the so-called “Triangle”) is becoming a thing of the past thanks to progressive gentrification, although in these areas it is still worth taking basic precautions after dark.
How to get from Psie Pole or Jagodno to the campuses of the university?
From Psie Pole, the fastest option is to use the trains of the Lower Silesian Railways or Polregio from the Wrocław Psie Pole station to the Wrocław Główny station (the journey takes about 17 minutes), and then change to tram line 9 or 18. From Jagodno, the only option is to take bus line 110 or 145 going in a separate bus lane to the Main Railway Station, where you need to change to tram line 9 or bus 145/146 going towards Grunwaldzki Square.
Where to look for a cheaper room without losing the quality of access?
A great compromise between price and access are Popowice, Kozanów and Nowy Dwór. Thanks to the extensive tram network, you can get from there to the Market Square or Grunwaldzki Square without changing trains and without standing in traffic jams, and the prices of single rooms there are on average PLN 200-300 lower than in the student center.
Is it worth renting a room in Nadodrze?
Yes, this is an excellent solution for people studying at the University of Wrocław or the Technical University. Nadodrze is a housing estate teeming with artistic life, full of niche cafes and galleries. However, you should very carefully verify the technical condition of apartments in this area (especially the tightness of windows and the type of heating in old tenement houses) to avoid high gas or electricity bills in winter.
How to check if an apartment in Wrocław has cheap city heating?
This information should be included in the description of the advertisement. If it is missing, ask the owner directly if the building is connected to the municipal heating network (Fortum). This fact is confirmed by the lack of a gas stove in the bathroom/kitchen and the lack of electric radiators on the walls – in apartments with city heating, hot water is supplied directly to traditional radiators from heating risers.
The choice of the housing estate where you will spend the next academic year in Wrocław will determine your daily comfort and budget. It is not worth succumbing to the temptation of apparent savings on the outskirts of the city, if you spend the difference in rent on expensive single tickets, taxis after returning from the Market Square at night or lose priceless time in traffic jams. Matching the location of your apartment to the location of your faculty, the proximity of a tram line and precise calculation of heating costs are the foundations of a successful and stress-free study in the capital of Lower Silesia.
