What is it like to live in a wafer in Gdańsk? Student 2026/27

From Falowiec you are close to everything. This is not a slogan from a real estate agency, it is a fact:

• To the sea and Reagan Park: You leave the block and after a 10-15 minute walk you are on the beach in Jelitków or Brzeźno. It is the perfect place to “clear your head” after a difficult colloquium.
• To the University of Gdańsk: From Jagiellońska Street, you can walk to the Faculty of Social Sciences or Law in 15-20 minutes on foot or take 3 tram stops (lines 2, 8).
• To the Gdańsk University of Technology: SKM Przymorze-Uniwersytet will take you to the Gdańsk Politechnika station in less than 10 minutes.
• Shopping: Under your nose, you have Galeria Przymorze, the giant Decathlon and legendary markets where you can buy everything – from fresh vegetables to parts for an old laptop.

The view that “makes” Instagram

If you manage to rent a room on the 8th, 9th or 10th floor with windows facing the north side, you have a panorama of the Bay of Gdańsk in front of you. Sunsets viewed from characteristic galleries (open corridors leading to apartments) are something that compensates for many inconveniences. Living in Przymorze in 2026 is still being in the center of events, with access to the best bike paths and modern outdoor gyms.

Life in the gallery: The unique atmosphere of the Falowiec

Living in Falowiec means that your front door does not overlook the staircase, but the outdoor gallery. This is where social life takes place (and not only).

• Advantage: You have a sense of space. You can walk out the door with a coffee and look out over the city.
• Disadvantage: In winter, the gallery turns into an icy wind tunnel. The wind from the sea in 2026/27 spares no one – snow blowing under the door is the norm, and drafts in apartments are legendary.

Waiting for the elevator in the morning when you’re in a hurry for an exam can take forever. • Reality 2026: Despite the CCTV, under the blocks of flats on Obrońców Wybrzeża, you will still meet groups of “menelstwa”, which can be loud, aggressive and simply bothersome. The stench of urine in the vicinity of niches and stairs of gallery buildings is a problem that the city has not been able to solve for years.
• Safety: Although Przymorze is generally safe, returning home after 23:00 through the labyrinth of the pillars of the Falowiec requires a certain amount of courage and avoiding eye contact with groups sitting on the walls.

Falowiec at Obrońców Wybrzeża Street: Life in the “Concrete City”

This is the famous, longest building in Poland. It has 11 floors, almost a kilometer long and as many people live in it as in a small town (about 6 thousand).

Advantages of the location on Obrońców Wybrzeża:

• Logistics 10/10: You have everything at hand here. Galeria Przymorze is across the street, next to it is the Alfa Centrum, a cinema, and countless frogs.
• Communication: Bus and tram stops (lines 2, 4, 8) are literally under the block. It takes 7 minutes to get to the University of Gdańsk and 15-20 minutes to the University of Technology.
• Dynamics: There is always something going on here. If you like the hustle and bustle of the city and want to have a gym and swimming pool within a 5-minute walk, this is the address for you.

Specific disadvantages:

• Scale: Waiting for the elevator during rush hour (8:00 a.m.) is a struggle for survival.
• Anonymity and “Folklore”: Due to the huge number of residents, no one knows their neighbors. This attracts outsiders – under the pillars and in the stairwells, you can often meet local groups of “cheap wine tasters”, which creates an unpleasant atmosphere after dark.

Falowiec at Jagiellońska Street: Closer to nature, away from the hustle and bustle

The smaller brother of the giant from Defenders of the Coast. Often chosen by students who value a little more peace, but still want to live in an “icon”.

Advantages of the location on Jagiellońska Street:

• Proximity to Reagan Park: This is the biggest advantage. You cross the street and you are in a huge park that leads straight to the beach. Ideal for runners and people in need of greenery.
• Smaller Piston: Although the building is still large, it is not as overwhelming as the one on the Defenders of the Coast. It is a bit quieter here, and galleries (external corridors) are less frequently visited by outsiders.
• Getting to UG: Very close to the faculties in Oliwa. You can even take a shortcut through the neighborhoods and be in class in 15-20 minutes on foot.

Specific disadvantages:

• Infrastructure: You have fewer supermarket shops right under your window. For larger purchases, you have to walk towards Kołobrzeska Street or Obrońców Wybrzeża.
• Wind: Due to the greater opening to the park and the sea, the wind blows even stronger in the galleries. In winter, it is a real “test of character”.

The Great Arrangement Fraud: How a Studio Apartment Becomes a “2-Room Apartment”

In 2026/2027, pathology in lease announcements is flourishing in Gdańsk. The owners of apartments in Falowce have become masters in “multiplying” rooms on 30 square meters.

Scenario “Bed in the kitchen, stove in the living room”

This is the most common trick that first-year students fall for. The owner takes a standard, small studio (approx. 30-32 m²), which originally has one room and a separate, dark kitchen.

• The room becomes Bedroom No. 1: This is where the desk and bed land.
• The kitchen becomes Bedroom No. 2: A bed and a wardrobe are placed in a small, cramped kitchen (often without a window or with a tiny window to the gallery).
• The Corridor/Room becomes an annex: The electric stove and sink are moved to the “living room” or squeezed into the corner of the hallway.

The result? In the ad you see: “Cozy 2-room apartment in Przymorze, ideal for two people“. In fact, you pay a lot for a cramped apartment, where one person sleeps in a room that does not meet housing standards, and cooking smells are everywhere, because the ventilation in Falowce was not designed for kitchenettes in the rooms.

Financial trap: Prices 2026 and “Ghost Bills”

Don’t be fooled by the “attractive” base price. In Falowce, the devil is in the media.

• Renovation fund and heating: Inverters are old and need constant repairs. Communities impose high fees, which the owners pass on to students.
• GPEC Heating: In Falowiec, heat settlements can be traumatic. If the apartment has old windows, the December bill can knock you off your feet.
• SMS payment system: This is a red flag! If the owner says: “I’ll send you an SMS how much you have to pay for electricity and water”, you know that he is trying to earn an additional PLN 200-300 a month from you.
• Your right: Always request scans of invoices. In Fallowce, there are often mistakes in meter readings (which are on the galleries and everyone has access to them).

The whole truth about life in the Littoral

An apartment in Falowiec on Jagiellońska Street or Obrońców Wybrzeża has its undeniable charm. It’s the proximity of the sea, a great team (because half of the block are students) and the feeling that you live in the heart of Gdańsk.

However, in 2026, my advice is: BETTER AVOID,

Diagnosis: Waver – yes or no?

Living in Falowiec on Obrońców Wybrzeża is a great adventure for a year – for the climate, for the proximity of the sea and for the legend. But let’s be honest: this is not a place to overpay.

When to let go? (Your checklist):

• Price from space: If the owner wants more than 1800-2000 PLN for the room (including all fees), look elsewhere. For this money, you will find a room in a newer block of flats in Zaspa or Suchanin, where you will not hear your neighbor brushing his teeth.
• No clear rules: If there is no provision in the contract about billing utilities on the basis of meters/invoices, and the owner mentions something about “getting along via SMS” – run away.
• Condition of windows: If there are old, first-generation plastic windows in the room or (even worse) wooden ones – you will go bankrupt on heating in winter. It is always windy in Falowiec, and leaky windows mean sleeping in a sweatshirt and a hat.
• Smell at the entrance: If you feel musty in the stairwell or in the apartment itself – no air fresheners will help. This is a problem with ventilation risers that will affect your health.

The waveform is an icon worth knowing, but as a tenant in 2027, you need to be a tough negotiator. Don’t get caught up in the “prestige of the location”. Przymorze has a lot of smaller, 4-storey blocks of flats (the so-called “poohs”) in the vicinity of Arkońska or Kołobrzeska Streets, which offer much better living comfort at the same price. Leave the waver for walks and photos – living there is a sport for the persistent and resistant to the specific Gdańsk folklore.
