Fictitious brokerage offices and paid address databases

Never pay companies that offer to provide a list of direct contacts to room owners in Wroclaw in exchange for a one-time fee (e.g. PLN 200-300). This is a well-known extortion procedure. Real, licensed real estate agencies in Wroclaw charge a commission only after the transaction is finalized and the proper lease agreement is signed with the owner of the premises.   • Request access to the Land and Mortgage Register: The rightful owner of the apartment will easily provide you with the number of the Land and Mortgage Register (KW) of the premises. You can check the legal status of the property free of charge on the official government portal of the Access to the Central Database of Land and Mortgage Registers. If the room is rented by a subtenant (e.g. another student), he must provide the written consent of the owner of the apartment to sublet the rooms.
  • See the room in person: Do not agree to watch the room “through the glass” or only on video. Make an appointment at the apartment. Pay attention to whether the person showing the apartment has the keys to it, knows the other tenants and moves freely around the property.
  • ID card verification: When signing the lease agreement, ask the landlord to show your ID card and compare the data contained in it (name, surname, PESEL) with the data entered in the agreement and with the records in Section II of the Land and Mortgage Register of the premises.
